How’s the market in West Hawaii? Single family home prices are up, condos are down, inventory remains sluggish, mortgage rates are rising and we are seeing a very balanced market where buyers have time to make a decision and sellers are getting their sales price if they are priced for the market.

Median price for a single family home in North Kona rose 24% year over year from $1,000,000 in June 2022 to $1.245 in June 2023. There was a 13% decline in amount of single family homes sold to only 39 from 45.
Condos dipped from $575k in June 2022 to $556k, a 3% price decline. There was also a 17% decline in amount of condos sold to only 37 from 45.
