West Hawaii Real Estate Market Update February 2021

 I had a chance to sit down with one of my Realtor partners, Lance Owens, LUVA Real Estate on February 5th to do a live video with our “365Kona’s I’m Moving to the Big Island of Hawaii and Buying a  Home” group for our monthly real estate market update. We decided to film it and put it up on our 365Hawaii Real Estate YouTube channel, as well, so more people could see what is happening in the market. We also took some questions and answers, so there is some info about trends, when the market may soften again and questions about lifestyle in Kona.
The long and short of it is this: The housing market on Hawaii Island is the hottest its ever been, and we are not talking the new volcanic eruption either! Lance and I reviewed the January 2021 statistics for island wide and West Hawaii/North Kona in this video. Land, single family homes and condos are all cooking. According to Altos Research, which tracks real time stats, the market continues to get hotter. More sales demand and fewer homes listed have contributed to a relatively long run of increasing prices. Current supply and demand levels show no sign of prices changing from their current trend.

For this blog post, I just did a scan of what is available around the median price of homes in North Kona. Most of them are contingent, meaning they are already in escrow. If you are competing in this market, you have to be pre-qualified for a mortgage and be ready to make a decision quickly.
Here is a home in North Kona for $679,000 that was available as of tonight, February 8, with a downstairs Ohana unit for some extra income.
