Big Island Real Estate Market Update – February 2025

We had a chance to dive deep into the latest real estate trends on the Big Island, covering everything from housing prices, mortgage rates, and insurance challenges to what’s happening in key areas like Kailua-Kona, South Hawaii, and Hilo.

1. Mortgage rates dropped a bit, hitting the lowest level since December.
2. Homes in West Hawaii are selling at 96% of list price -so a slight softening.
3. Condos are selling much faster this year than last year, even with the rise in HOA fees.
4. Getting home insurance in East Hawaii on lava zone 2 is extremely expensive, negating the affordability of the purchase price.
5. There are 186 condos on the market in Kona -a dramatic uptick in inventory-and buyers are out there-but sellers are not letting them go much below asking.
